units, with a total of 217 rentable bedrooms around a central courtyard and is comprised of 125,000 gross
square feet. The project presents numerous challenges including a building with zero lot lines, minimal lay-
down area, limited MOT options in a high density area in Wynwood. The national co-living company, Common
is the operational partner of this project. Apartments will be shared by tenants who rent individual bedrooms
within the 3 or 4 bedroom floorplans. The Rinaldi Group worked extensively with the Related Group and the
design team during Preconstruction to identify V.E. opportunities such as the elimination of the Mezzanine
level, relocation of the generator room and reduction in the pool deck amenity space. VALUE: $20.5MM –
