Located near Florida’s TriRail/ Amtrack Station, this new 8-Story ground-up affordable housing project and development in downtown West Palm
Beach is the first of it’s kind in over 30-years, as recently opened and celebrated in August 2023 by Mayor Keith James and other West Palm
Beach officials. Project and building consists of Ground Floor retail, a 3rd Floor amenities deck and pool, a state-of-the-art fitness center, double-
height multi- purpose clubroom, a computer and business center and on-side podium parking with 1-2-&-3 bedroom units reserved strictly for residents

This new ground-up, 8-Story, concrete structure with rooftop pool deck and amenities. The building totals 125,000 GSF comprising 63 co-
living rental units across a total of 217-rentable bedrooms around a central courtyard. The project presents numerous challenges including a
building with zero lot lines, minimal lay-down area, limited MOT (Maintenance Of Traffic) options in a high density area in Wynwood. The national
co-living company, Common is the operational partner of this development. Apartments will be shared by tenants who rent individual bedrooms
within the 3 or 4 bedroom floorplans. Procured early by The Related Group, Rinaldi performed 6-months of Pre-construction Services
and led the purchasing, buy-out and GMP development phase by reducing the original budget by 10% through value-engineering or VE
opportunities such as but not limited to the elimination of the Mezzanine level, the relocation of the generator room and the reduction in the
