      neighborhood and stands as a new 30-Story ground-up “extended-stay” brand of Hyatt Hotels, the 1st of its kind under the flagship in New York City.
      The hotel is 300-Ft. tall and houses a total of 150 apartment-style residential suites while comprising a total gross building area of 90,453 GSF.
      Construction consists of a cast-in-place concrete superstructure with blue-tinted, floor-to-ceiling or deck-to-deck window-wall and simulated limestone
      cast-stone facades at east and south elevations from 1 Floor to the 9 Floor. The facades at the east and south elevations from 9th Floor to the Roof

      are window-wall and EIFS (exterior insulation finish system) custom designed as an assembly to customized to resemble the authentic and traditional
      limestone for which New York City high-rise structures are so well known and revered. At the 5 Floor south façade elevation, the building structurally

      cantilevers 8-Ft out over the neighboring adjacent property capturing such air-rights and climbing the rest of the full-height of the tower some 30-Stoires
      or 300-Ft above. As noted by CityRealty, the interior design created a more residential motif as opposed to traditional hotel layout as can be seen by the
      studio and 1-bedroom units being functional and able to accommodate families and large groups as evidenced by the 60-interconnecting rooms. The
      vibe continues in the units which come equipped with home furnishings like plush couches, large flat panel TVs, dedicated work-spaces, USB
      outlets, microwaves, and refrigerators. Seventy-four

      (VIR) program, the hotel will also provide a complimentary grocery shopping service.  Other amenities include a business center, communal
      laundry facility, and a 11th floor terrace with unobstructed city views. The site’s most exciting amenity is perhaps the 24-hour fitness center
      located on the top floor, making it Manhattan’s first hotel rooftop gym. As an added bonus, it includes 1,300 SF outdoor recreational space

      Founded in 1953 by the Riu family of Spain, this 3rd generation, 5-star, international hotel chain started as a small holiday hotel over 60-years ago.
      Today, Riu specializes in sun and sand holiday resorts and enjoys it’s current ranking as, according to Hotels Magazine, the 30th largest hotel chain
      in the world with over 100-hotels in 16-countries and 25,000 employees welcoming more than 3.2-Million guests per year. With the inauguration of
      it’s 1st urban hotel in 2010, Riu widen it’s range of hotel products with a new city hotel line called Riu Plaza and with Riu Plaza Times Square, it lands
      only it’s 2 hotel in the United states behind Miami’s South Beach resort location in sunny Florida. Given Riu’s existence and longevity, it’s purchasing

      power on FF&E specialties and products has helped reduce their overall CM contract value, although the overall hard cost of construction was well-
      over $100-Million. Adding to the complexity of this Project, the development assemblage comprised four (4) different block & lot numbers with four
      (4) different addresses and as such, the Hotel Tower and it’s design encompassed in essence two (2) different tower structures, each requiring it’s
      own TCO & CO, while the 7-Story mid-rise HPD Housing component and the 5-Story Townhouse also each required their own separate TCO’s &
      CO’s thus requiring Rinaldi to achieve four (4) separate TCO’s & CO’s for this one overall Project.  Some of the features and amenities the Hotel
      has to offer include four (4) meeting rooms and event spaces, The Fashion Bar & Restaurant, The Theater Buffet and the Capital bar with it’s Grab
